Bean Station's unique plumbing challenges

About 73 nights a year below freezing, when uninsulated crawlspace lines give out

The oldest blocks in town run plumbing decades older than the newer builds toward Rutledge

First frost typically lands around November 3

Seasonal timing

With the first frost usually around November 3, outdoor spigots and pump houses are the first things to freeze, and an unheated well house is where most of those failures start.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Why has water pressure dropped at every fixture at once?

When it drops everywhere rather than at one tap, the cause is usually upstream: a failing pressure regulator, a partly closed main valve, or on a well system a tank and switch out of adjustment. Fixture-by-fixture drops point at aerators or supply stops instead.

Can old galvanized pipe be identified without opening a wall?

Often yes. A magnet sticks to galvanized steel, the pipe looks dull grey rather than orange, and threaded joints give it away at the water heater or under the sink. Rust-colored water on the first draw of the morning is the other common tell.

What keeps a well pump running in a cold snap?

Heat and insulation in the pump house, plus keeping the tank off a bare concrete floor. Pump houses toward Rutledge that never lost a pump in a mild winter are exactly the ones that fail during a hard one.

Does a septic system change what can go down the drain?

It changes it a lot. Grease, wipes and heavy cleaning chemicals cause trouble in a septic tank sooner than they do on a municipal line, and a drain that backs up on a septic property is a different diagnosis from the same symptom in Baneberry.
